Agricultural and Environmental Valuation

Your land may be worth more than you think. We determine its value from real productive capacity: climate, soil and water availability.

The starting point

Your land may be worth more than you think

The value of an agricultural property comes from its productive capacity. That capacity can be measured, documented and translated into a concrete financial position.

We determine that value with technical judgment and knowledge of the Mexican agro-industrial context.

Agricultural Valuation

The factors that determine productive capacity

01

Climate

Climate conditions of the area and their effect on production cycles.

02

Soil

Soil quality and type as the basis of productivity.

03

Water

Availability of and access to water resources.

These factors determine the productive capacity of a farm. Valuing it makes it possible to access financial resources based on that potential and to establish the fair value of biological assets for regulations such as the Soil Fertility Index (Índice de Fertilidad del Suelo, IFS) or as collateral support.

Environmental Valuation

Does your company comply with Mexico's Federal Environmental Liability Law?

For new developments, an environmental impact analysis is essential. It verifies regulatory compliance, anticipates environmental liabilities and makes the value of the resources involved visible before the investment is committed.

Our valuations have taken part in federal-scale infrastructure projects, including highways, dams, power lines and pipelines.

Frequently asked questions

About agricultural and environmental valuation

What factors determine the value of an agricultural property?
The three main factors are the climate of the area, the quality and type of soil, and water availability. Together they determine the farm's productive capacity, which is the basis on which its economic value is calculated.
What is rural land valuation used for?
It makes it possible to access financial resources based on the property's productive potential, to establish the fair value of biological assets for regulations such as the Soil Fertility Index (Índice de Fertilidad del Suelo, IFS), and to support purchase, sale or collateral transactions.
What is an environmental valuation?
It is the analysis that determines the environmental impact of a development and the value of the natural resources involved. For new developments it is essential: it verifies regulatory compliance and anticipates environmental liabilities under the Federal Environmental Liability Law (Ley Federal de Responsabilidad Ambiental).
What types of agricultural appraisal are there?
Appraisals of agricultural rural land, agro-industrial appraisals and appraisals of land with urban influence. Each applies different criteria according to the current use and potential of the property.
What documentation is needed to value rural land?
Deeds or parcel certificates (certificados parcelarios), current land use and, if available, prior climate or soil studies. The agrarian status of the land should be established before work begins.
How does crop type affect the value of a rural property?
The current crop and its productive potential, together with water access and topographic conditions, determine a good part of the value. Two neighboring parcels can be worth different amounts for this reason.
What if the property has imprecise boundaries or tenure?
The situation is documented with the same rigor as the rest of the analysis. It is information that should be known before setting the objective of the analysis and may require complementary legal advice.
