Industrial and commercial real estate complex

The starting point

Do your properties reflect today's market reality?

The book value of a property and its real market value tend to drift apart over time. That gap defines your position when a sale, a collateral requirement or a review of financial statements is on the table.

We determine that value with the basis that fits your objective.

Frequently Asked Questions

About real estate valuation

What types of real estate can be valued?
Practically any property: offices, industrial buildings, warehouses, buildings, apartments, houses, schools, sports complexes and entertainment centers. The approach changes with the use of the property and the objective of the valuation.
What is the difference between a commercial appraisal and a tax-basis commercial appraisal?
A commercial appraisal is determined by market value and is used in sales, collateral, credit and surety bonds. A tax-basis commercial appraisal follows values and criteria set by the treasury authorities, and applies to inheritances, notary transactions, deed execution and the Mexican real estate acquisition tax (ISAI).
What is ISAI?
ISAI is the Impuesto Sobre Adquisición de Inmuebles, the Mexican real estate acquisition tax. It is calculated at the time a property is transferred and requires an appraisal under tax criteria to determine the corresponding taxable base.
What is the purpose of valuing real estate for financial statements?
It makes it possible to update the value of the real estate assets on record, reflect market reality in financial information and support the measurement of property under international accounting standards.
What documentation is needed to value a property?
Deeds, architectural plans, current land use designation and, if one exists, the property's latest appraisal. The initial diagnostic defines what is missing for your project.
What happens if the property has buildings that are not recorded in the deed?
The real situation of the property is documented and reflected in the analysis under the applicable criteria. This is relevant information that should be known before setting the objective of the valuation.
How often should the valuation of an industrial property be updated?
It depends on the use: for financial statements, the cycle is usually annual or every two years; for insurance coverage, it is best to align it with the policy renewal. Arias helps define the right cadence for your project.
Can a property under construction be valued?
Yes. The starting point is the accumulated cost of the project (materials, labor and other expenses); the land is added and the costs to complete the work are projected. This reflects its current state and its value at completion.
What is a cadastral appraisal report and what is it for?
It is a technical report with the precise, official valuation of a property. It provides tax equity, better property management, urban planning and transparency, and supports administration, taxation and real estate transactions.
